Auction Terms & Conditions

Please read these terms carefully before registering to bid. By registering, you agree to be bound by them.

1. Auction Format

309 Grace Ave is offered for sale via online auction. Bidding is conducted electronically on this platform. The property is sold to the highest qualified bidder, subject to the seller's reserve and confirmation.

2. Bidder Eligibility & Registration

All bidders must complete KYC (Know Your Customer) verification and provide proof of funds before being approved to bid. Registration does not guarantee approval. The auctioneer reserves the right to decline any registration.

3. Earnest Money Deposit (EMD)

The winning bidder must wire a 3% earnest money deposit to the designated escrow account within 3 business days of auction close. Failure to deliver the EMD may result in forfeiture of the winning bid and bidder disqualification.

4. Buyer's Premium

A buyer's premium of 5% of the winning bid is added to the high bid to determine the total purchase price. The buyer's premium is paid by the buyer at closing.

5. Bid Increments & Soft Close

Bids must meet or exceed the published minimum increment. A soft-close rule applies: any bid placed in the final minutes extends the auction by 5 minutes to allow fair competing bids.

6. As-Is Sale

The property is sold AS-IS, WHERE-IS, with all faults. Buyers are solely responsible for conducting their own due diligence. Neither the seller nor the auctioneer makes any representation or warranty as to condition, zoning, square footage, or development potential.

7. Closing

The winning bidder must execute the purchase and sale agreement within 24 hours of auction close. Closing occurs through a licensed escrow within 30–45 days, unless otherwise agreed in writing.

8. Financial Figures

All valuations, projections, scenario analyses, and financial figures presented on this site are illustrative estimates only. They are not appraisals, guarantees, or financial advice, and must be independently verified by the buyer and the buyer's advisors.
